These terms govern use of theshowingregister.com ("the service"). The Showing Register is a service of JJM Ventures, LLC, and references to "The Showing Register" mean JJM Ventures, LLC. By creating an account or using a register link, you agree to them.
The Showing Register is a private showing platform: listing agents open a register for a property; buyers request showings through verified profiles; sellers approve or decline each request; open houses run on verified check-in. We are a software platform — we are not a real estate brokerage, we are not a party to any transaction, and nothing on the service is an offer of real estate.
ID checks are performed by an independent verification provider; buying-power documents pass through an automated check and are deleted after a single read. Verification is a good-faith screen, not a guarantee: we do not warrant that any person is who they claim, nor their funds, intent, or conduct, and sellers and agents remain responsible for their own decisions.
The service sends transactional email — and text messages if you provide a mobile number and consent. Reply STOP to any text to opt out. See our Privacy Policy.
Visitors to properties accept the Visitor Acknowledgment & Release of Liability (available on our site) before entry. Each acceptance is recorded with its version, date, and time.
Agents pay subscription or per-listing fees, processed by Stripe. Fees are non-refundable except where required by law. Buyers, sellers, and open-house guests never pay. Open houses are included on paid plans, subject to fair use.
No unlawful use, no discrimination in violation of fair-housing laws, no scraping, probing, or interference with the service, and no use of the platform to harass any person. We may suspend accounts that break these rules.
The register never hides a request from a seller and presents buyers without names or photographs prior to approval. Users are responsible for compliance with the Fair Housing Act and applicable state law in their own decisions.
The service is provided "as is." To the fullest extent permitted by law, The Showing Register is not liable for indirect, incidental, or consequential damages, or for the acts or omissions of buyers, sellers, agents, or visitors. Our total liability for any claim is limited to the fees you paid us in the twelve months preceding it.
We may update these terms; material changes will be posted here with a new effective date. You may close your account at any time by contacting us.
