Privacy Policy

The Showing Register is a service of JJM Ventures, LLC. References to "The Showing Register," "we," or "us" in this policy mean JJM Ventures, LLC, operating theshowingregister.com.

The Showing Register ("we," "us") operates theshowingregister.com, a private showing platform for residential real estate. Privacy is the product: this policy describes the little we collect, the less we keep, and the promises we build into the architecture.

What we collect

• Agents: name, email, brokerage, and — if provided — a mobile number for text notifications. Billing is handled by Stripe; we never see or store card numbers.
• Buyers: name, email, and — if provided — a mobile number. Verification is performed by an independent provider; we never see or store your ID document — our records hold only a "verified" tag and its date. Proof-of-funds documents pass through an automated check and are deleted within seconds; we store only pass/fail, the verified threshold, and an expiry date — never balances or account numbers.
• Sellers: an email address, used solely to deliver their private register link. Sellers have no accounts.
• Open-house guests: name and check-in time. Contact details are shared with the hosting agent only if the guest chooses to share them.

What we never do

• We never reveal a buyer's name to a seller before the seller approves their showing.
• We never sell or rent personal information to anyone.
• We never store ID documents or financial documents.
• We never use your information for advertising.

Text messages

If you provide a mobile number and consent, we send transactional text notifications — showing requests, approvals, and open-house check-in alerts. No marketing texts, ever. Message frequency varies with your account activity (typically 1–10 messages per open house or listing event). Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Opting out of texts does not affect your account; notices continue by email.

We do not share your mobile number or other mobile opt-in information with third parties or affiliates for marketing or promotional purposes. A phone number you provide for text notifications is used only to deliver the account alerts you opted into, and is processed solely by our messaging provider (Twilio) on our behalf to send those messages. No mobile information is sold, rented, or shared for anyone else’s marketing.

Emails

We send transactional email: sign-in links, invitations, requests, decisions, and check-in alerts. These are part of how the service works; they are not marketing.

Service providers

We rely on a small set of processors to run the service: Supabase (database and authentication), Stripe (payments), Didit (ID verification), Anthropic (automated document checking), Resend (email), Twilio (text messages), and Vercel (hosting). Each receives only what it needs to perform its function.

Records we keep

Showing requests, decisions, waiver acceptances (version, date, and time), and check-in logs are retained as the record of what happened — that record is the service. To close your account or request deletion of your personal information, email us; we will honor requests consistent with our legal obligations.

Your choices

• Text notifications: reply STOP anytime.
• Contact sharing at open houses is off by default and always your choice.
• Access, correction, or deletion: email us at the address below.

Children

The service is not directed to children under 13, and we do not knowingly collect their information.

Changes

If this policy changes materially, we will post the new version here with a new effective date.
